Renting Process

Sovereign Estates has a dedicated team always on the lettings department to draw a short list of prospective properties for you to let.

2 Register your interest

Once you have selected your property to reserve it simply put down a reservation fee until ready to move.

3References

We use an independent referencing company to collect references on our behalf using the information you have given us. Please return the reference and guarantor forms to us as soon as possible to avoid any delays in the referencing process.

4Services

Tenants will be responsible for the cost of all services throughout the tenancy including Council Tax, Water Rates, Gas, Electricity, Telephone and TV Licence. Tenants will be responsible for insuring any personal possessions they decide to bring into the property.

5Deposit

A deposit (the value of six weeks rent) will be held by the Landlord under a government approved Tenancy Deposit Scheme for the duration of the tenancy and is refundable at the end of the term, less any deductions for damages to the property or contents subsequent to the final checking of the inventory.

6Rental Payments

Rental payments, after the first month, must be paid by standing order directly to the nominated account.

The total payable on or before day one will be:

  • One months rent in advance
  • One Month deposit
  • Administration fee £195

7Tenancy Agreement

There is an administrative charge of one weeks rent to prepare the Tenancy Agreement. There is also an additional inventory charge which varies depending on the size of the property.

8Check In/Out

The tenant will cover the cost of the Inventory and/or check-in as required. The Landlord will be responsible for arranging the check-out. Where a professional inventory has been prepared an inventory clerk will visit the property to assess the condition at the commencement of the Tenancy. The cost will depend on the size of the property.
